Kits 3.1 – Duplex & Infill

The many challenges of this lot required creative solutions to make the program of three units, 2 car parking while capturing views and natural light successful. We explored several options for development, a range of density scenarios, building typologies, division of yard space and parking configurations. The final proposal moved the small, existing 1912 building to the rear of the lot and created a new duplex at the front of the lot. 

Ultimately retaining and restoring the existing home enabled us to achieve density bonuses to provide larger, more livable units. Relocation of the existing building to the rear of the lot places it in a more intimate position, nestled in the garden and taking up little room. The larger, new duplex building relates better to the streetscape of this neighbourhood where 4 storey apartment buildings dominate the block. The goal for this development is to produce a great investment pro-forma for an overlooked lot while providing aspects that are in line with the current housing needs in the City of Vancouver. 

This project aims to be an example of higher density, narrow lot development that better utilizes the entire length of a typical lot. Reducing wasted yard space and in place providing increased habitable space is an important measure of success for this project.
