Lamont Residence

North Vancouver, BC

This renovation dramatically increases the spatial efficiency and total square footage of an existing home while greatly improving it’s curb appeal.

The original house contained both the living areas and the sleeping areas on the main floor. The existing spatial flow also presented problems in that it separated the living areas into smaller rooms, this was also a problem when looking at natural light distribution through these areas.

We devised a plan to completely open up the main floor to allow for much better flow and light penetration throughout the living, dining, kitchen and family rooms.

A second storey is added and the sleeping areas are re-located to a more private location upstairs. The second storey addition contains two kids bedrooms, a jack & jill bathroom and luxurious master bedroom, ensuite, walkin closet area.

The original one storey form is essentially retained to reduce construction cost. The exterior form was created using the existing dimensions of the main floor with a simple articulation of the front facade. The new form will be simple to build yet will have a strong aesthetic appeal.

Considering that many homes in North Vancovuer are under-utilized and aging, this type of renovation, where a combination of retention and new construction is implemented, is a feasible solution to improving the housing stock for this fast growing community.
